It is important to understand that while you are dealing with your landlord over any issues or claims you have filed with your renters insurance, you may not really dealing with the landlord. You may actually be dealing with the management company. In this case, your landlord is merely their representative. The landlord only passes the paperwork back and forth.

If you have a burglary and all of your electronics are stolen, you will be dealing with your insurance company, and they will be dealing with the management's insurance company. This is all fine if you are not in a hurry, but if you need to have all your camera equipment replaced right away, the processing of your claim might not move fast enough for you. There are a few things that you can do to make sure your landlord is giving prompt attention to handling the business of your claim.

It is in your best interest to keep in constant contact with everyone until you have that insurance check in your hand. Keep a journal of the communication between yourself and the various parties working on your claim. Make note of when the incident occurred, what was taken or destroyed. Also, note how this loss impacted your life such as loss of wages. Take names and let folks know you will be calling back and ask for estimated times on when they will have an answer for you.

An example would be; if you are a photographer and have your cameras stolen right before a big wedding then this has severely affected your livelihood. You need to keep records of any purchases you have to make to replace the equipment you need to do your job. Be aware that if your camera was an older model and you have purchased a lovely new one to replace your old camera, you may not get the entire amount for the camera you buy.

Do not assume that your landlord will be cooperative in handling your claim. They are usually over worked and you may need to contact the main office. The main office will try to keep you in a dialog with the manager instead of the main administrative offices. It is one way of dragging their feet on settling claims. They may even have a company policy that you are only to discuss your insurance claim with you r property manager.

You may have to be very proactive with this situation and carry paper work back and forth for signatures in order to expedite the settling of your claim. If the adjusters are waiting for doctors files and authorizations for them to sign off on the case, you can offer to come into their office and sign any paperwork they need, instead of waiting the interminable amount of time it can take for papers to cross in the mail.

It is absolutely necessary for you to keep files for any new items you purchase to use in your home, from lamps to expensive electronics and computers. If something like this occurs you will have an accurate list with all the back-up paperwork. If you don't have your paperwork chances are that you will not be able to be reimbursed for your possessions. When you purchase your homeowners policy they will actually require a list of your personal items and copies of any receipts you may have.

It is very important here to note that many, apartment complexes now require for all of their tenants to carry renters insurance. I was recently informed that I had to get renters insurance and provide a copy of my policy for my file.
